Landlord checks

Electrical safety checks for landlords and letting agents across Leeds, Bradford and West Yorkshire, including the five-yearly EICR, remedial work and smoke alarms.
Five-yearly landlord EICRs
Remedial work to clear a failed report
Paperwork ready to pass to tenants
Private landlords in England must have the electrical installation in each rented home inspected and tested at least every five years by a qualified person. The tenant must get a copy of the report within 28 days of the inspection, and new tenants must get one before they move in. If the report finds anything that needs putting right, the work has to be done within 28 days, or sooner if the report says so, and written confirmation sent to the tenant. We handle the whole process for landlords and letting agents. Craig carries out the EICR, and if anything fails we quote the remedial work straight away, so you are not left looking for a second electrician to clear the report. Typical remedial jobs are replacing damaged sockets and switches, adding missing earth bonding, fitting RCD protection or upgrading an old consumer unit. When the work is done you receive the paperwork to pass to your tenant and keep on file. We can also check the smoke alarms while we are there, as landlords must have a working smoke alarm on every storey. Pricing depends on the size of the property and the number of circuits, and several properties can be booked together. Send the property address, the number of bedrooms, the tenant's contact details for access, and a copy of the last report if you have one.

Frequently Asked Questions

Can you arrange access with my tenant?
Yes. Give us the tenant's name and number and we will agree a time with them, then send the report to you once it is written up.
What happens if the property fails?
The report lists what needs doing. We quote the remedial work, and once it is complete you get written confirmation to give to the tenant and to the council if they ask for it.
Do you work with letting agents?
Yes. We can take instructions from an agent and send reports and invoices to whoever manages the property.
