EICRs

Electrical Installation Condition Reports for homes, rentals and commercial premises, with a written report and coded observations.
Every circuit inspected and tested
Written report with coded observations
Remedial work quoted separately
An Electrical Installation Condition Report, or EICR, is a full inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches, lights, earthing and bonding. It does not cover plug-in appliances. Homeowners usually ask for one when buying or selling, after a property has stood empty, or when the wiring is old and they want to know where they stand. Landlords need one at least every five years, and insurers often ask commercial premises for one. On the visit, Craig checks the condition of the consumer unit and accessories, then tests each circuit for continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation. The power has to go off for parts of the test, so we agree timings with you first. You receive a written report listing each observation with a code: C1 means danger present, C2 means potentially dangerous, C3 means improvement recommended, and FI means further investigation is needed. The report is marked satisfactory or unsatisfactory overall. If anything is coded C1 or C2, we quote the remedial work separately, and once it is done you get paperwork showing it has been put right. The price of an EICR depends on the number of circuits, the size of the property and how easy the consumer unit and fittings are to reach. Tell us the property type, the number of bedrooms, roughly how old the consumer unit is, and whether the report is for a sale, a tenancy or your own peace of mind.

Frequently Asked Questions

How long does an EICR take?
Most houses take a few hours, depending on how many circuits there are. Larger homes and commercial premises take longer.
How often should I get an EICR?
Rented homes need one at least every five years. For a home you live in, every ten years is the usual advice, and it is worth having one when you buy.
Does an unsatisfactory EICR mean I need a rewire?
Not usually. Most unsatisfactory reports come down to a few items, such as a missing RCD, damaged accessories or bonding that needs adding, which can be fixed without a rewire.
