If you let a home in Leeds, the first thing to do is have the electrics inspected and tested by a qualified person at least every five years. That check produces a report, usually called an electrical installation condition report, and it sets the date for the next inspection.
The report then has to reach the right people on time. Existing tenants need a copy within twenty-eight days of the inspection, and a new tenant needs one before they move in. A prospective tenant who asks should get a copy within twenty-eight days. If the council asks for it, send it within seven days.
Items the report marks only as improvements recommended are advice, not urgent repairs. Once any needed work is done, give tenants and the council written confirmation from the qualified person within twenty-eight days. In between, look over the electrics once a year or between tenancies. Ask tenants to report problems as soon as they appear and never to attempt repairs themselves.
Acting early saves you trouble with the council, which can step in and fine a landlord who leaves reported electrical problems unfixed. Call me when the five-year date is close, when a tenancy changes or when a tenant reports a fault. At CAN Electrical Contractors Limited I carry out EICRs and landlord checks, so I can test your electrics and write the report your tenants need.
